1. Introduction 
These Terms & Conditions (“Terms”) apply to all reservations made with Konnet Apartment #1, Konnet Apartment #2, and Elite Country House (“we,” “us,” or “our”). By booking a stay at any of our properties, guests (“you” or “the guest”) agree to comply with these Terms.

If booking through a third-party platform (e.g., Airbnb. booking.com), their terms and policies also apply. In case of conflict, third-party terms may take priority for matters related to their service.

2. Reservation & Payment

• Bookings must be made through our official website or via approved platforms.
  
• A reservation is confirmed only after payment is successfully processed.
• Prices are subject to change at any time; confirmed bookings are not affected.
• Any additional fees (such as cleaning fees, local taxes, or security deposits) will be stated at the time of booking.

3. Check-In & Check-Out

• Check-in time: 15:00
• Check-out time: 11:00
• Early check-in or late check-out is subject to availability and may incur an additional fee.
• Guests must present valid identification prior check-in.

4. House Rules

Guests must:

• Respect the property and neighbors.
• Maintain cleanliness and leave the property in a reasonable condition.
• Report damages immediately.

The following are strictly prohibited:

• Parties or unapproved events.
  
• Smoking indoors.
• Illegal activities.

Failure to comply may result in cancellation without refund and/or additional charges.
Full house rules will be provided upon booking.

5. Occupancy

• Maximum occupancy for each property is listed within the listing details
• Only registered guests may stay overnight.
• Visitors are permitted with prior approval.

6. Security Deposit & Damages

• A refundable security deposit may be required.
• Guests are responsible for any damage, loss, or excessive cleaning required.
• Repair or replacement costs will be charged to the guest.

7. Cancellation & Refunds

• Cancellation policy is stated at the time of booking.
• Refund eligibility depends on timing and platform policies.
  
• No-shows are non-refundable.
  

8. Guest Responsibilities

Guests agree to:

• Follow all laws and stay only for lawful purposes.
• Keep all keys and access codes secure.
• Notify us immediately of any maintenance issues.
  

Guests are financially responsible for:

• Lost keys
  
• Damage to furniture, appliances, or property
• Additional cleaning costs
  

9. Liability

We are not responsible for:

• Theft, loss, or damage of guest belongings
• Accidents or injuries occurring during the stay
  
• Interruptions caused by weather, utilities, or external services
  

Guests agree to use the property at their own risk.

10. Pets

• Pets are allowed only if confirmed prior to arrival.
• Pet fees may apply.
• Guests are responsible for all pet-related damage or cleaning.
  

11. Noise & Neighborhood

Please respect neighbors at all times. The summer quiet hours are from 15:00 to 17:30 and from 23:00 to 07:00 and between 15:30 and 17:30 in the afternoon and during the winter season from 22:00 to 07:30 at night . Excessive noise or disturbance may result in termination of stay without refund.

12. Cleaning

A standard cleaning fee covers basic turnover. Excessive mess may incur extra cleaning charges.

13. Maintenance / Repairs

We will make reasonable efforts to resolve maintenance issues quickly. No refunds will be issued for temporary inconveniences due to necessary repairs or events beyond our control.

14. Lost & Found

Items left behind may be shipped at the guest’s expense. Unclaimed items are discarded after 30 days.

15. Termination of Stay

We reserve the right to terminate your stay without refund if you violate these Terms, engage in unlawful activity, or endanger others or property.

16. Privacy

Personal data is collected only for booking, identification, and communication purposes. We do not sell user information to third parties.

17. Governing Law

These Terms are governed by the laws of Greece. Any disputes will be handled under the jurisdiction of Rhodes Court of First Instance.

18. Updates to Terms

We may modify these Terms at any time. Updated Terms will be posted on our website. Continued use of services signifies acceptance.
